Re: Updates to Demo & Reconstruction Plan Old Tampa Road Gate
Dear Residents,
Background and Resident Concerns There has been a change to the demolition and construction plan at the Old Tampa Road Gate. Concerns were raised about the impact of redirecting all traffic to the Fort Hamer gate. These concerns included potential safety issues and the risk of increased traffic congestion.
Legal Considerations and Alternative Planning The Islands board, via a letter from their attorney, recommended that we pursue a legal process to formalize any temporary changes to access through the Fort Hamer gate. However, due to uncertainty about reaching an agreement and the possible legal costs involved, a decision was made to meet again with the builder. The goal was to devise a plan enabling continued entry and exit through the Old Tampa Road gate during demolition and construction. The initial expectation was that rerouting traffic during demolition, and the start of construction would last no more than five days.
Revised Construction Plan and Traffic Management Following a meeting with the builder held this morning, a new plan was developed. The demolition and initial construction may take longer than previously anticipated, resulting in delays in entering and leaving the community. Despite this, both the builder and the board believe that the revised plan eliminates the need for visitors, vendors, and golfers to use the Fort Hamer gate.
Gate Monitoring and Staffing With assistance from volunteer residents and the Pinnacle gate attendants, traffic will be monitored and supported at the gate during the first five days of demolition and construction, or longer if needed. Gate attendant staff will be onsite 24/7 during the construction period. This staffing will later transition to a hybrid model, where the night gate attendant will be at the gate part of the time and patrolling the community part of the time. Further details about this increased staffing will be shared at the board meeting scheduled for this evening.
Temporary Use of Fort Hamer Gate We encourage all residents to use the Fort Hamer gate during the initial period—from Thursday, February 19, through Tuesday, February 24 (excluding Sunday)—between 8:00 AM and 5:00 PM. Using the Fort Hamer gate during these hours will help minimize delays at the Old Tampa Road gate.
