Re: Rental Amendments to Declarations
The amendments to declarations discussed below that is attached to this email was mailed by AMI to all residents on Friday, August 1, 2025.
The Master Foundation held a Special Board Meeting on Monday July 27, 2025, at 9:00 AM to discuss two items: Drainage and the Rental information and requirements in the Declarations. The enclosed information is related to the issue we are experiencing with the rental of dwelling units within our community.
According to Section 8.06 in the Declarations, the Board—with the Developer’s agreement— the Board may update specific parts of the Declarations, provided these changes do not alter the community’s General Development Plan. We have spoken with the Developer’s representative and obtained the Developer’s authorization.
Our community has been experiencing significant issues with many of the rental corporations holding a dwelling unit within our community. We have experienced a lack of maintenance; dirty roofs and driveways, inadequate lawn maintenance, overcrowding in homes and loud after quiet hours gatherings. To address these issues, it was determined we needed to update the rental information for River Wilderness. The updated section for the Declarations aims to ensure a safe, clean and peaceful living environment for all residents.
With input from our HOA Board attorney, Bryony Swift, the enclosed is proposed.
This information will be formally reviewed on Tuesday, August 19, 2025, at the 2:00 PM Board meeting and voted on by the Board. Once this document is approved, it will be recorded in the Public Records of Manatee County, Florida, and will then apply to all rentals from that date forward as specified in the Amendments
