Property Manager – Project Updates

Dear Residents,

Re: Property Manager – Project Updates

I wanted to take the opportunity to express my thanks to all of you for your patience and cooperation over the past several weeks regarding the Old Tampa Road Entrance /Exit Gates.

It’s been unsettling for all of us during the renovation of the Gate House having gate access and egress down to 1 lane with frequent backups at the entrance gate during peak periods. Most recently with the Road Repaving, the milling machine cut the gate ground and safety loops to the entry and exit gates causing the gates to remain in the open position except for the visitor gate which can be controlled manually from the gate house attendant. I realize how inconvenient it is for residents to show their license to the gate attendant to access the property when normally you just go thru the resident gate using your RFID sticker.

Good news is that Envera Security Systems team will be onsite tomorrow, Tuesday, April 7th, to make the necessary repairs to the ground and safety loops to restore all the gates to their normal operation. We had to wait several days after the new asphalt pavement was completed for the surface to be cured before being able to cut in the new loops.

I also want to convey to everyone that Pinnacle Security has hired a new supervisor for the Old Tampa Road gate and replaced the guards on all three (3) shifts with more qualified individuals. In addition, the Board has instituted new Service Level Agreements with Pinnacle Security to ensure ongoing surveillance and measurement of our gate attendant performance. I have already witnessed an increase in professionalism and dedication to compliance with Security Post Orders and Protocols.

Updating the paving of River Wilderness West, we have completed the repaving, and have installed new speed tables. Thermoplastic speed table markings will be installed, and the speed bump warning signs will be relocated shortly.

Regarding landscaping, we have changed the flowers to the multicolored Vinca(periwinkle) which will last throughout the summer months and should bring beautiful color to the entrance and other focal points around the property. We have 3 flower change outs in our current landscape contract.

Finally, we are currently working with the Islands team to assist them in getting their database populated with vehicle information for River Wilderness Residents, which will ensure that your RFID stickers will be compatible at both gates in the very near future. This will be seamless for all RW residents for vehicle access for both entry gates at the OTR and FH gates and for the exit gate at Fort Hamer as well.

We are also working together on the physical aspects of the Fort Hamer Gates to ensure that all gates and equipment are updated to high quality standards and operations.

In summation, I want to again convey my sincere thanks to everyone for your patience and understanding regarding the disruptions during our recent gate house renovations and the misfortune of having our gate wiring cut during the road repaving project. By end of Tuesday, our current plan is to have all gates back to normal operations and the full restoration of our gate security protocols.

Respectfully,
