Re: January 2030 and its Implications for River Wilderness

What does this date in 2030 mean to our community? This is the date that the original document registered with Manatee County committing the golf course area as a recreational space exclusively, expires. At that time whoever owns the golf course can begin developing the space for additional residential options on the entire golf course.

We have been presented with an opportunity to do something truly transformational for River Wilderness – Protect our green space by controlling development, add incredible new amenities for all residents, and boost our property values… all at the same time.

This opportunity comes through a partnership with Justin Thomas, a local investor and lifelong Manatee County resident, who is hoping to purchase the golf course. Justin is committed to reinvesting in our community, protecting the land on the golf course, and partnering with our Homeowner’s Association. A special meeting will be scheduled for the first week in September (date & time tba) to discuss the specifics of this proposal. A community vote will be scheduled for a date following the meeting.

If we do nothing by 2030, the golf course could be sold to developers. We could lose our open spaces and watch our property values decline.
With this proposal, community amenities will include:

Brand new Amenities for Everyone:

o Modern fitness center

o Resort-style community pool

o Six Pickleball courts

o Resurfaced tennis courts

o New playground

o Access to the restaurant for dining and social events

These shared amenities will not only enhance our quality of life but also make our neighborhood one of the most desirable in the area.
• Permanent Land Protection: This recreational space will be safeguarded with controlled development, retention of green space.
• Higher Home Values: More amenities + preserved beauty + a stronger real estate market for all of us.

The cost per household, for the above-mentioned amenities, is an additional $50 per month, which allows us to protect what makes River Wilderness special and gain benefits we have never had before as a community.

This is more than just new facilities-it’s about creating a vibrant, connected community where we can enjoy the lifestyle we deserve while securing our neighborhood’s future. Construction on the upgrades will begin right away, and the $50/month per household fee will not be charged until the completion of the upgraded amenities.

Again, property owners will have an opportunity to hear more details of this regeneration of our community, and to share their viewpoints at the September Special Meeting.
